     It is a rare occurrence these days to have a home’s buyer and seller sit down around the kitchen table to make a deal. In some areas, they do still sit around the attorney’s boardroom table to close the deal, but by that time, the deal is done and the ship has already sailed on any avoidable mistakes.

So in the vast majority of home sales, buyer and seller never connect in person, never talk, and never exchange insights or information except in the most formal, written formats - despite being effective business colleagues in one of the single most important transactions of their lives. And here’s the rub: buyers sit on a wealth of knowledge that sellers crave to know, most of which could be filed under how to attract buyers and make them want to buy a home (or at least, not turn them off).  So, since buyers and sellers can’t get together, allow me to reveal a handful of helpful insider insights that the buyers I’ve worked with and connected with over the years would reveal to sellers, if they could.  Continue to article

Do I have to disclose?

Don't be afraid to disclose information about your property. Disclosure laws were created to protect buyers, but they also protect sellers. If all the information about a property is revealed up front, you're less likely to be involved in disputes after the sale.
Intentionally withholding information about a property when you sell can have serious legal consequences. Talk to your Texas REALTOR® and attorney and make sure you understand your disclosure responsibilities. You don't want to inadvertently leave something out — and then deal with the expense, hassles, and possible legal consequences later.

Houston Still Leads Nation in Job Growth

Houston may be know as Space City, but this week it has another new title: the job-creation capital of the United States.

Houston added 65,600 nonfarm jobs between August 2010 and the same month this year, the biggest raw gain by any of the country's 100 major metros, according to statistics released Wednesday by the U.S. Bureau of Labor Statistics                     .

The Business Journal's On Numbers, a division of American City Business Journals, has pulled together an interactive database of the latest data that shows that 77 of 100 markets posted job gains during that period while 23 saw employment shrinkage.

Ogden, Utah, expanded its job base by 3.73 percent during the same span, the nation's largest increase in percentage terms.

Following behind Houston in raw employment gains are New York City (up 57,400 jobs in the past year), Boston (up 50,600), and Dallas-Fort Worth (up 50,200).

FOR BUYERS: IS YOUR REALTORĀ® YOUR GO-TO-GUY OR GAL?

Did you know that your realtor can be a great resource for information other than giving you a list of homes in the area or providing you a list of foreclosures? Your realtor can be your go-to guy or gal for many other services.

Most realtors, as they perform their daily tasks, meet people that can be a valuable resource for you. Some of the obvious professions that a realtor could refer to you would be a mortgage lender, a home inspector, or a real estate attorney.  But a good realtor could also be a referral source to professionals that either help you save money or to those that do a superior job in their field. 

Many of those professions could be related to homes services.  Many times a client will call and ask if I know a good painter, a talented landscaper, a pest control company or they need an electrician fast. Maybe they need a heating and air company or a flooring company for installing carpet or hardwood floors. But the referrals don’t have to stop at home services. A well connected realtor might be able to help you find someone to fix their computers or build your company a web page or marketing strategy.  Do you know a good chiropractor or eye doctor? What about health insurance or a good photographer  for family events or a senior portrait??

As a realtor in the area, I belong to several very dynamic networking groups in and around the Houston Metropolitan Area.  I would imagine most realtors are also connected in a similar fashion. So, if you are in need of a service, whether it is home repair or not, call your realtor. I am sure they would love to hear from you and they would love an opportunity to help.

Now that we have already established that realtors can be a great resource, turn that around. Do you have a business or service that your realtor could send people too? Reach out to your realtor and let them know how they might be able to help your business. You never know, the next referral might be to you.

Houston No. 1 in new housing construction

Houston is leading the nation in residential construction activity, according to data collected by the U.S. Census Bureau.

The agency found the total value of all private housing projects approved in the Houston area collectively last year was $4.17 billion. The figure tops the highest value listed among the nation’s 366 metropolitan areas.

Dallas took second place at $3.87 billion in authorized private housing units in 2010, with New York’s $3.05 billion figure rounding out the top three areas.

But honestly, the square footage of a home isn’t what’s really important.  Once again, Trulia has examined the cost of renting versus buying in America’s 50 largest cities. Making an apples-to-apples comparison between the renting and buying a two-bedroom apartment, condo or townhouse, we found that buying is more affordable in 72% of major cities.

Houston Home Sales Rise Again in July

HOUSTON — (August 16, 2011) — What do you get when you compare seasonal summer home buying in a single month to the same month a year earlier shortly after a home buyer tax credit expired? If it's July 2011 in Houston, Texas, it's a nearly 17 percent increase in home sales. Last year's third quarter slowdown in home sales continues to make this year's generally "typical" real estate activity appear slightly more positive than it otherwise would be considered. July marked the third time in 2011 that sales volume entered positive territory. It also saw the average price of a single-family home reach its highest level for a July in Houston.

Houston Home Prices Reach a Record High in June

 HOUSTON — (July 19, 2011) — Houston home sales rose for the second time this year in June, with the average price reaching an all-time high and the median price achieving the highest level in nearly two years. The sales increase reflects the slowdown in home purchases that set in a year ago following expiration of the home buyer tax credit. The credit triggered a surge in home buying during the spring of 2010 that resulted in slower sales volume during the remainder of that year.
